17:06:24.159","zoneprovincezw":"北京市","economytype":"A05002","evaluatedate":"2022-05-31","zone":"110113"},"utrgcemspubinfo":{"importantinfo":"1、本次产权转让如导致国家出资企业及其子企业失去标的企业实际控制权的,交易完成后标的企业不得再继续使用国家出资企业及其子企业的字号、经营资质和特许经营权等无形资产,不得继续以国家出资企业子企业名义开展经营活动。\n2、依据沃克森(北京)国际资产评估有限公司(沃克森国际评报字[2022]第0988号):\n(1)标的范围内的网球场实际由物业公司管理,并由全体业主免费使用。\n(2)根据标的提供的2016年北京市国土资源局核发的京(2016)顺义区不动产权第0028353号《不动产权证书》,证载顺义区后沙峪乡白辛庄村名都园会所房产与名都园住宅共有宗地面积251,424.48平方米,用途为城镇住宅用地/会所,使用权截至日为2034年5月17日。标的企业新换发的《不动产权证书》证载土地251,424.48平方米,为共有面积用地,未严格区分列示不同用途土地,故本次评估按待估宗地换证前《国有土地使用证》(京市顺港澳台国用(2004出)字第10055号)号登记用途、《北京房地产土地使用权出让合同》(土【1994】第19号)及补充协议内容约定显示,会所所在项目宗地土地用途为住宅与配套,考虑评估对象为名都园项目配套,结合其目前实际用途主要以商铺、超市业态进行经营,参考《北京市出让国有建设用地使用权基准地价更新成果》(京政发〔2022〕12号)对土地用途的分类及定义,本次评估设定会所分摊的土地使用权用途为零售商业用地,同时设定其开发程度、土地性质、土地到期日等参数与换新的不动产权证保持一致,详见《评估报告》\n(3)在标的\u201c固定资产-房屋建筑物\u201d科目地下车位共计64个,于评估基准日已取得房屋所有权证(证号京房权证市顺港澳台字第10043号),该房产证为名都园小区整体大房产证(该证已拆分出会所面积),证载权利人名称为北京名都房地产开发有限公司,证载总面积156,091.70平方米,现该证中购房人均已将各自房屋办理了产权证,地下面积由于无法办理分宗房产证(被评估单位去房管局办理分宗,但由于项目时间过久及其他情况,未予办理),故仍挂在北京名都房地产开发有限公司名下。根据被评估单位售房时与购房者签订的购房协议,每户住房均免费赠送车位一个。另根据《名都园车位对应表》,名都园共282户,已全部售出,地下车位总计346个,剩余未赠送车位总计64个,目前处于闲置状态;考虑到赠送车位已被购房业主实际控制,被评估单位已无收益,本次评估为0;剩余64个车位考虑到其无法办理分宗房产证,由于产权证无法分宗办理过户,本次以使用权车位对其进行评估;\n3、截至评估基准日,名都园会所地上1-2 层已出租给北京顺泽明珠商业管理有限公司,租赁合同期限为12 年,自2016 年6 月10 日起至2028 年6 月9
